UAE Retirement Visa 2026: Eligibility, Requirements & How to Apply
The UAE retirement visa is a five-year, renewable residence permit for foreign retirees, issued without an employer or family sponsor. To qualify, you need to meet an age and work-history condition and then show one financial basis: a fixed annual income, or property and savings worth AED 1 million.
The law and the issuing bodies do not word every condition identically. This guide shows what each source says, instead of merging them into one checklist, so you know what to confirm before you move money or buy property. This is basic information, not an immigration judgment.
What Is the UAE Retirement Visa?
The retirement permit is described in Articles 51 and 52 of Cabinet Resolution No. 65 of 2022, the executive regulations of Federal Decree-Law No. 29 of 2021 on the entry and residence of foreigners. Article 51 allows ICP to issue it for five years without a guarantor or host, renewable on the same conditions. It is categorized as a non-working residency permit under Article 46.
It’s a permit to live. It is neither citizenship, a pension, or a work authorization, and fulfilling the requirements is the sole way to apply; each application is still reviewed by the government.
Which authority handles your application?
| Authority | Where it applies | Routes it covers |
| ICP (federal) | Federal service on ICP Smart Services; check which authority applies to your emirate | Property, deposit or income |
| GDRFA Dubai | Dubai residence permits | Income route, and property with deposit |
| Dubai Land Department (DLD) | Dubai property owners | Property only, listed as “Golden Visa Application – Retiree” |
| Abu Dhabi Residents Office (ADRO) | Abu Dhabi | Property, deposit or income listed, but nomination requests are currently unavailable |
UAE Retirement Visa Requirements in 2026

| Health insurance and fitness | Good health and current health insurance are prerequisites for residence permits. |
| Validity | Five years, renewable under the original conditions |

Where the sources differ
| Issue | Cabinet Resolution (Art. 52) | ICP service page | u.ae (updated 28 Jul 2026) | GDRFA Dubai |
| Age and service | 15 years’ service or age 55 | 15 years’ service or age 55 | 15 years’ service and age 55 at the time of retirement | 15 years’ service and completed age 55 (dubai.ae also says both) |
| Property and deposit | AED 1 million in property or an AED 1 million | Equivalent property or a deposit | Property of AED 1M and savings of AED 1M, as one option | Although its document list contains distinct property and deposit sets, the conditions text reads as property and deposit together. |
| Annual income | AED 240,000 | AED 240,000 | AED 180,000; AED 240,000 for Dubai | AED 240,000 |
Other sources: For Dubai, DLD accepts property alone (AED 1M, age 55 and over). AED 240,000 in income or a deposit of AED 1 million are listed by ADRO.
What this means for you: if you’re applying in Dubai, make sure you meet the age and service requirements, and budget AED 240,000. Do not assume one asset on its own is enough unless your authority confirms it in writing (DLD is the route that explicitly accepts property alone). The AED 180,000 federal figure on u.ae is not in the Cabinet Resolution copy or the ICP page we reviewed, so confirm it with ICP before relying on it.
UAE Retirement Visa Age Limit and Work History
Article 52 requires service before retirement of not less than 15 years, in the UAE or abroad, or completion of 55 years of age. The Arabic text, its English translation and the ICP page all use “or”. u.ae and GDRFA Dubai word it as both conditions together: 15 years of service and retirement age of 55
Ask your issuing authority before applying or spending money if you just need to fulfil one requirement. There is no upper age limit stated on any of the pages we looked at.
UAE Retirement Visa Financial Requirements
Annual income route
The legislation, ICP, GDRFA, Dubai.ae, and ADRO all provide AED 240,000 annually (or the equivalent in foreign currency) from a source within or outside the United Arab Emirates; u.ae lists AED 240,000 for Dubai and AED 180,000 as the federal amount.
Proof:
- GDRFA: a letter from an official authority outlining the source of income and bank statements for the last six months.
- ICP: a bank certificate confirming the fixed annual income, plus six months of statements.
- ADRO: a bank statement proving the annual income.
The lists differ, so confirm which evidence your authority expects before you collect it.
Property route
One or more UAE properties valued at a minimum of AED 1,000,000, as determined by the emirate’s responsible authority (Art. 52). If the property is mortgaged, the law, ICP and GDRFA accept the title deed where the amount paid to release the mortgage is at least AED 1,000,000 at the time of application.
DLD, which handles Dubai’s property-only route, is stricter. The property must be in your name and fully paid; for a mortgaged property it asks for AED 1 million already paid, or a bank letter stating the amount paid and that it won’t be available for three years. A certified marriage contract allows spouses to share one property.
Deposit route
A financial deposit of at least AED 1,000,000, held inside or outside the UAE, which must be transferred and deposited in a UAE financial institution within 60 days of the permit being issued, unless the money is invested in the UAE (Art. 52; ICP; GDRFA). GDRFA lists a deposit certificate and an acknowledgment of the transfer.
How to choose the route
| If you have | Route to check | Watch-out |
| A pension or other fixed income | Income | Income needs to be fixed and recorded; the safe amount is AED 240,000. |
| Property in Dubai only | DLD property-only route, or property with deposit via GDRFA | Confirm whether your authority accepts property alone |
| Savings abroad | Deposit (possibly with property) | 60-day transfer after the permit is issued |
| Property outside Dubai | ICP or your emirate’s channel | Only Abu Dhabi’s rules were confirmed for other emirates. |
Only a path that you really meet can be used. Don’t use this information to reorganise your funds or purchase real estate.
Documents Required for a UAE Retirement Visa
| Document | When needed |
| Passport, valid 6+ months | All routes |
| Personal photo | All routes |
| Work certificate confirming retirement and service period (the ICP page itself ends this line at “or a birth”, so ask ICP what else it accepts) | Age and service proof |
| Water or electricity bill | Listed by ICP |
| Property ownership certificate, plus a valuation certificate or a mortgaged title deed showing AED 1M paid | Property route |
| Title deed or e-certificate of title; UAE ID and current residence permit if you have them | DLD property route |
| Deposit certificate and acknowledgment of transfer | Deposit route |
| Bank statements for the last 6 months, plus an income-source letter or bank certificate | Income route |
| Valid health insurance | Listed by ICP; required for residence permits generally |
Only when you add dependents are certified marriage and birth certificates required.
How to Get an UAE Retirement Visa

- Pick the authority and route: In Dubai, GDRFA handles the income route and property with deposit, and DLD handles the property-only route. Check your emirate’s channel or ICP elsewhere. ADRO currently says nomination requests are unavailable.
- Confirm the age and service wording and your financial route with that authority.
- If you are outside the UAE, u.ae lists an ICP service to issue a residence entry permit for a retired foreigner. An entry permit lets you stay up to 60 days from entry to complete residence procedures.
- Get the paperwork ready for your route.
- Apply through an official channel: GDRFA digital services, Customer Happiness Centres or Amer centres; ICP Smart Services or the UAEICP app; or DLD’s Golden Visa service centres (only the applicant attends, no representatives).
- Pay the fees and complete the medical examination where your route requires it (DLD’s steps include one).
- Receive the permit. ICP connects it to a courier-delivered Emirates ID application. DLD sends the residence permit by email after the medical.
- Use our UAE visa application status check guide to keep track of the application.
If the residence permit is not finalised within 60 days of entry, overstay fines apply; ICP lists AED 50 per day.
UAE Retirement Visa Cost in 2026
No source gives one all-in total across routes, so work from each authority’s own lines.
GDRFA Dubai: residence permit AED 200; Knowledge Dirham AED 10; Innovation Dirham AED 10; fee inside the country AED 500; delivery AED 20. When residency lasts longer than two years, the issuing charge increases by AED 100 annually.
ICP (Resident – Retiree category): application AED 100; issuance AED 100 per year of validity; smart service AED 100; financial security deposit AED 20; status adjustment AED 500. Check the fee screen before paying.
DLD property-only route: AED 6,984.75 total for the application, which includes a medical examination (AED 700), a five-year Emirates ID (AED 653), and verification of the five-year residency permit (AED 2,456.75), DLD fees (AED 2,020) and administrative fees (AED 1,155). The page adds AED 100 for each sponsored individual, and family licenses are offered at AED 4,968.50 plus AED 318.75 to open the sponsorship file. Before making a payment, check the live DLD page since fees are subject to change. Your income, deposit, or property is an asset of your own, not a charge.
Not included: health insurance and typing-centre charges. Your property, deposit or income is your own asset, not a fee.
How Much Time Is Needed for a UAE Retirement Visa?
The servicing stage is expected to be finished in 48 hours according to GDRFA Dubai and 7 to 10 business days according to DLD. No official end-to-end figure is released, and gathering paperwork, appraisals, deposit certificates, and a medical checkup take time.
UAE Retirement Visa Validity and Renewal
Be prepared to present your qualifying income, property, or deposit once more because the permit is valid for five years and can be renewed under the same terms as when it was issued (Art. 51). For retired foreigners, GDRFA offers a renewal service under the same conditions. See our alternatives for UAE residency visas for general renewal.
Time outside the UAE: Article 59 says a residence permit is void if you stay outside the UAE for more than 180 consecutive days. Retirees are not included in Article 60’s list of categories whose licenses remain valid during extended absences, though the chairman of the ICP may exclude other categories. If you plan long stays abroad, confirm your position with ICP or GDRFA first.
Can You Sponsor Your Family on a UAE Retirement Visa?
The general family-permit regulations are applicable because the retirement service pages do not specify the rules for dependents. Article 54 lets a resident sponsor a spouse, children under 25 and unmarried daughters, and children with special needs regardless of age. Article 55 requires the sponsor to hold a residence permit, have financial solvency and adequate housing, and prove kinship. A spouse and children may be sponsored, according to DLD’s retirement service.
Parents: A parents’ permit is listed on the DLD page, although only Green residents are permitted to have first-degree relations under Article 54. Our information on UAE family visa requirements covers documents. Our information on UAE family visa requirements covers documents.
Can You Work on a UAE Retirement Visa?
No, not without separate approval. The retirement permit is a non-working residence permit (Art. 46), and Article 6 says a foreigner may not work, paid or unpaid, without a licence from the competent authority.
Retirement Visa in Abu Dhabi
A five-year permit with the identical requirements is listed on ADRO’s Retirement Visa pages: property or a deposit of AED 1 million, or income of AED 240,000. ADRO requires a bank statement proving the funds remain in the account for a minimum of two years before accepting a deposit; this requirement is not found in the ICP page or GDRFA’s wording. ADRO states that nomination requests for this category are currently unavailable.
